Southlake homes are built to be looked at. For eleven hours a day that works. This is about the other thirteen.

Permanent lighting in Southlake
The most common hesitation we hear in Southlake is that permanent lighting will make the house look like it is permanently decorated for Christmas. That is a fair worry, and it is entirely a function of how it is installed.
Outlining every window and door, running light down the vertical corners, lighting the garage separately — that is what makes a house read as a seasonal display. We do not do any of it. One clean line along the roofline, fixtures facing outward, warm white. In that configuration it reads the way uplighting on a commercial building reads: deliberate.
The colour is there when you want it. Carroll green on a Friday night in the fall, red and green in December, back to warm white on the 2nd of January. That takes about five seconds and nobody goes near the roof.
On the ground
Southlake has some of the largest front elevations in Tarrant County, and the footage adds up quickly. A home with four or five front-facing gable faces can carry two to three times the linear footage of a single-story ranch.
That is the main driver of the price, and it is why we will not quote a number over the phone. Send one photo and we will come back with the real figure in writing.
Height and access matter as much as footage. A steep two-story with limited lift access takes longer per foot than a sprawling single-story with a clear driveway, and the rate reflects that.
What does not change is the method: fascia-mounted, roughly twelve-inch spacing, fixtures facing outward, and nothing fastened through the roof covering.
Most Southlake properties want the landscape lit too. The mature oaks here are worth more at night than the roofline is — see what we do with them.
Where we work in Southlake
How it works
Text one picture of the front of your house. That is genuinely all we need to start. No appointment to book, nobody at your door.
We send back a picture of your house with the lights on, built from your photo. The roofline is traced from your actual structure — nothing moved, nothing redrawn.
Priced by how much roofline we light and how tall and accessible the house is. You get it in writing. Nothing to sign on the spot.
Track mounts to the fascia — the trim board under the roof edge — never through your shingles. Then we set it up on your phone and show you how to run it.
What people say
We would rather you drove past a finished job after dark than read a paragraph about one. These are verbatim from our Google profile.
“Jaxen and Colton did an amazing job on our lights. They gave us the options available to us and within one day our lights were installed and look beautiful.”Terri HornGoogle review
“It starts with the communication from any company for me and Jaxson was great from the start. The pricing is incredibly reasonable — this is coming from a single mom so you know it has to be very reasonable!”Lisa BuflerGoogle review
“Great customer service and did a great job putting lights on my house!”Jace RollerGoogle review
Service area
We are based in Fort Worth and we cover everything within about ninety minutes of the metroplex. These are the ones we work in most — if you are outside them but inside the drive, call and ask.
Straight answers
Not if it is installed the way we install it. Roofline only, no outlining of windows or doors, fixtures facing outward, warm white as the default. The giveaway on a bad install is light tracing every opening on the facade — that is what makes a house look permanently decorated.
Yes, and it is one of the most-used features here. Save it as a scene once and it is two taps after that. Same for holidays, birthdays and anything else.
It is a slim channel along the roof edge, colour-matched to your trim. From the street it reads as part of the fascia line. It is not invisible and we will not claim it is, but it is not something a visitor notices.
Both. On new construction it is easier — the track can go up before landscaping goes in and there is clear lift access. If you are mid-build, talk to us before the scaffolding comes down.
